
The Portman Estate has signed two leading London retail brands to join the curated line-up at the eagerly anticipated Loxton Walk. These prominent lettings within the open-air central courtyard highlight the success of The Portman Estate’s efforts to create a vibrant new destination for workers, residents and visitors of Marylebone, in collaboration with Derwent London.
Loxton Walk will welcome Melrose & Morgan’s 3,300 sq ft triple-fronted flagship store later this year. This will be the brand’s first permanent home in Central London since it was acquired by head chef Mauro Mateus. Located at 5 Loxton Walk, the boutique grocer and delicatessen offering, complete with a seating area and coffee counter, will anchor the new pedestrianised courtyard in Marylebone.
Founded in 2004, Melrose & Morgan started as a local deli, rooted in the rich traditions of British cuisine. Their journey has been defined by an unwavering commitment to quality, prioritising locally sourced ingredients from skilled artisans and producers. Over time, they have transformed into a renowned premium delicatessen, guided by a strong dedication to craftsmanship and community. The announcement of Melrose & Morgan’s London flagship store at Loxton Walk follows the brand’s Regent Street café within Brityard. It also sets up a blueprint for growth for the future, which includes plans for more stores in the next five years, extending throughout the UK and Japan, and establishing its footprint as a leader in the field of global premium delis.
Specialist Japanese Matcha bar MATCHADO will also open its third London site at 12 Loxton Walk, following success in Coal Drops Yard King’s Cross and Chiswick. Founded by Japanese tea expert Hiromi Matsunobu, MATCHADO embraces the art of mindful living through the ritual of matcha green tea. It is a trusted retailer of premium matcha sourced from Japan, dedicated to authenticity and quality.
Its brand presence – spanning cafes, kiosks, and digital spaces – reflects the tranquil harmony of Japanese culture, embodying principles of minimalism, good design, and quality craftsmanship. MATCHADO strives to be more than just a tea provider; the Loxton Walk café will be a sanctuary where customers can find comfort in a cup of matcha, along with beverages, snacks and sweets that are both delicious and nourishing.
Melrose & Morgan and MATCHADO will join NOTTO Pasta Bar, who were announced earlier this year by Derwent London as the first restaurant signed at Loxton Walk, spanning 3,500 sq ft. Founded by Michelin star chef Phil Howard and Julian Dyer of Pots & Co Ltd, and led by Executive Chef Louis Korovilas, NOTTO will bring seasonal pasta, handmade daily, to Marylebone.
Loxton Walk is the West End’s newest retail and leisure destination in the heart of Marylebone, launching later this year. With public space, sustainable design and a thoughtful retail, restaurant and wellness offering, Loxton Walk will be an entirely new and carefully curated street for the area providing 27,200 sq ft of flexible retail and leisure space across 17 units. The ground floor units are set around a central open-air courtyard, accessible via four new avenues from George Street, Blandford Street, Gloucester Place and Baker Street. The generous public realm offers dedicated outdoor seating areas for operators, providing a vibrant amenity for the local community and visitors.
Loxton Walk is at the heart of a wider mixed-use development between The Portman Estate, Derwent London and Native Land. The commercial offering includes 206,000 sq ft of fully-let offices at 25 Baker Street, and a further 12,000 sq ft of workspace at 24 and 26 Gloucester Place. The residential building at 100 George Street comprises 41 new build luxury apartments.
Loxton Walk will continue to see more announcements in the coming months, reflecting how the Portman Estate is maintaining its efforts to elevate the quality of retail, leisure and hospitality experiences across the Estate.
