The Portman Estate has secured three new high-profile operators to join the curated line-up at Loxton Walk, Marylebone’s newest open-air retail and leisure destination set to open from early 2026.

X-Club, Iris Avenue and Le Choux will open their doors from early 2026, further solidifying Loxton Walk as a vibrant hub for local residents, office workers and visitors. These latest lettings underscore The Portman Estate’s commitment to creating a dynamic new destination for Marylebone in partnership with Derwent London.

Luxury boutique Pilates and Wellness studio X-Club will open a 4,000 sq ft flagship at 102 George Street. With dual frontage onto both George Street and Loxton Walk, the studio will be built around X-Club’s four pillars of wellness – mind, movement, nutrition and therapy. The space will feature two group exercise studios: a state-of-the-art Reformer Pilates studio and a mat-based studio offering classical Pilates, yoga, HIIT, and sound healing. This X-Club location will also include a next-generation Body Conditioning Lab—an exclusive gym space providing solo member access, physiotherapy, and bespoke personal training. Additional amenities include a dedicated therapy room for massage and rehabilitation, vanity and recovery services, an infrared sauna, and a curated selection of premium athleisure apparel.

An integrated café, X-Nourish, will front onto Loxton Walk – X-Club’s uplifting leap into food and beverage. Designed for the health-curious and flavour-loving, it brings their member-led nutrition philosophy to life, serving feel-good food that doesn’t compromise on joy or taste. Following the success of its sites in Notting Hill and Mayfair, and a partnership with White City House, X-Club’s Marylebone location is set to launch in early 2026.

Iris Avenue, an innovative hybrid beauty salon and cocktail bar, will expand from its successful Fitzrovia debut to open a 1,400 sq ft location at 7 Loxton Walk. Founded by Amanda Lee in 2021, Iris Avenue reimagines the salon experience by combining luxury nail and beauty services with a vibrant social atmosphere by day, offering wellness drinks such as coffees and smoothies, and by night serving craft cocktails alongside beauty treatments. This unique blend of self-care and hospitality has earned the brand widespread acclaim, with features in Vanity Fair, GQ and Condé Nast Traveller. The new Marylebone salon, opening in Spring 2026, will allow guests to indulge in high-end beauty treatments in a chic lounge setting, bringing Iris Avenue’s award-winning service and lively ambience to Loxton Walk.

Le Choux, a London patisserie and café, will open a 1,200 sq ft bakery at 3 Loxton Walk, marking the award-winning brand’s first foray into central London’s West End. Specialising in French-inspired choux pastries and decadent desserts, Le Choux was founded in 2016 by Paris-trained pastry chef Abigail Scheuer. Under Scheuer’s leadership and female led team of pâtissiers and bakers, the company has built a devoted following from its Notting Hill base – known for its signature cream-filled choux buns, gourmet cakes and cookies. The Marylebone shop, set to launch in Spring 2026, will allow customers in the heart of Marylebone to enjoy Le Choux’s artisan pastries and sweet treats that have made it a favourite of dessert lovers across London.

Loxton Walk is the West End’s newest retail and leisure destination in the heart of Marylebone. The open-air pedestrianised street provides approximately 27,200 sq ft of flexible retail, restaurant and wellness space across 17 units arranged around a central courtyard. It is accessible via four new pedestrian routes from George Street, Blandford Street, Gloucester Place and Baker Street. The generous public realm offers dedicated outdoor seating areas for operators, creating a vibrant meeting place for the community. Loxton Walk lies at the heart of a wider mixed-use development between The Portman Estate, Derwent London and Native Land, which also includes 206,000 sq ft of fully let offices at 25 Baker Street, 12,000 sq ft of workspace at 24 & 26 Gloucester Place, and 41 new-build luxury apartments at 100 George Street.
