Work commences to extend and enhance Co-op’s Newhouse distribution depot

Works on a new £12M facility to extend and enhance Co-op’s Newhouse distribution centre is underway as the convenience retailer commits to ensuring it has the right logistic and supply facilities in place to continue to deliver improved service and support to its communities now, and in the future.

The new distribution facility – which will provide specialist de-kit facilities – is expected to be handed over to Co-op in October 2022. The unit is pre-let to Co-op and sits adjacent to the retailer’s existing 500,000 sq ft distribution facility east of Glasgow just off the M8 which services and supports over 600 of Co-op’s food stores throughout Scotland and northern England.

The convenience retailer had previously confirmed that it has committed to the Newhouse, North Lanarkshire, site until at least 2040.

Luddon Construction have started on site to deliver the 47,585 sq ft warehouse for Tulchan Developments in a joint venture with landowner Fusion Assets. A sod-cutting ceremony was held to mark the start of construction with Co-op colleagues joining representatives from the partners involved.

We are delighted to have committed to the Newhouse site, and with the additional warehouse offering specialist facilities to support our operations we are making sure we have the right distribution facilities in place to continue to deliver improved services and access to food conveniently for our communities now and, in the future.”

The brownfield site was prepared by Fusion Assets with a package of enabling works funded by the Scottish Government through the North Lanarkshire Vacant and Derelict Land Programme, sold on to Tulchan and their funders to facilitate this development, to create a fully serviced and development ready site.

The construction of the project is undertaken in conjunction with the design team consisting of Avison Young as Project Manager, UMC Architects, DSSR as MEP and BREEAM Consultants, Goodson Associates as Structural Engineer and CBA as Cost Consultant.

The works involve the construction of a single storey warehouse unit with ground floor office and welfare facilities. The external site works provide car parking, hard standings including parking, washing and fuelling on seven acres of land adjacent to Glasgow and Edinburgh Road, Newhouse.

The brownfield site was prepared by Fusion Assets with a package of enabling works funded by the Scottish Government through the North Lanarkshire Vacant and Derelict Land Programme, sold on to Tulchan and their funders to facilitate this development. Works are progressing on programme with earthworks, vibro piling, drainage and car park works.
